FREE CONSULTATION: We provide a free consultation service, which includes one of our experienced architectural technicians coming to meet you at your property to discuss your requirements and what we feel would be acceptable under the current planning policies.

FULL MEASURED SURVEY: Upon instruction, a full measured survey will be undertaken using digital surveying equipment. By using this method we are able to produce drawings to the highest quality and precision. The survey notes will then be used to produce the scale plans of your property in CAD format.

DESIGN SKETCHES: As a result of our initial meeting, a proposed scheme is prepared taking into account your brief and your local planning authority guidelines. Multiple proposals can be prepared until you are happy for the scheme to be submitted to your local planning department.

FULL PLANNING APPLICATIONS: Now the scheme is ready to be submitted to the council, all forms will be completed and sent with the drawings & design statement (if required) on your behalf. We act as your agent throughout the planning process and will liaise with the planning officer should there be any amendments to make the proposal acceptable.

BUILDING REGULATION APPLICATIONS: Once planning permission has been granted, it is usually necessary to obtain building regulation approval. Our building regulation drawings will include fully dimensioned floor layouts, elevations, sections & details to show compliance with current standards. These drawings will also be used by your contractor to carry out the works.

Following the initial site assessment, a site survey would be carried out to gather all the existing dimensions and a photographic survey to document the existing site. Usually within 1-2 weeks, the initial drawings are prepared with options for the client to consider and can be discussed with our consultants for the best proposal. We always ensure communication with the clients liaising with them the optimised design solutions, amending drawings to the client’s feedback but making sure that they are feasible for planning application. Once everything is finalised and approved by the client, the application will be submitted to the local authority.
